It's important to understand that it has historically never been cheaper to borrow money, aka finance a mortgage. Yes, prices are higher than they were 20 years ago, HOWEVER, rates were in double-digits.

Spoiler alert: it's cheaper to buy now than it is to wait, and experts don't anticipate values to drop, they just won't appreciate in double-digits as they have in recent years.

Don't get caught in the rental trap โ€” monthly rents are keeping on track with demand as purchase supply is not on pace with buyer demand, causing prospective buyers to renew lease terms and get stuck into lengthy lease agreements.

If you've been looking to secure that "right home" in our current market, you know that there are a lot of factors to consider when submitting an offer. Although many people think that the highest offer always wins, that is not always the case. Here are a few reasons why a seller may NOT choose the highest offer:โฃ

1\. ๐™ฐ๐š•๐š• ๐šŒ๐šŠ๐šœ๐š‘ ๐š˜๐š๐š๐šŽ๐š›๐šœ
If a buyer brings an all-cash offer, the seller doesn't have to worry about the deal falling through because of financing issues, or an appraisal coming in too low (which can be a concern if there are multiple offers above the asking price).

2\. ๐™ต๐š’๐š—๐šŠ๐š—๐šŒ๐š’๐š—๐š
One buyer may offer more, but another buyer could be more qualified with more cash for a downpayment, or pre-approved with a more favorable loan program (such as conventional, versus FHA financing, which can sometimes be seen as a "riskier loan"). Choosing the buyer with stronger financing helps avoid fallouts before settlement.
