I represented both the buyer and seller in this dual agency transaction. Deals like this are a reminder that real estate is rarely “easy.”

This one came with some unique challenges. The condo association didn’t have sufficient reserves for conventional financing, so we had to get creative with our marketing strategy and focus on cash buyers and investors. In the end, we found the perfect fit and got it done.

Also, side note: I had my first experience having a gun pointed at me during this transaction… thankfully it was all a misunderstanding 😅 You truly never know what you’re going to get in real estate.

I represented the landlord on this one. This was a crazy one! We had over 60 inquiries in less than 24 hours, hosted two open houses, and received 17 total applications.

A bidding war ensued, and the landlord accepted applicants who offered $300 over the original asking rent and secured a 2-year lease.

Do bidding wars usually happen for rentals? No. Were we prepared for it? Absolutely.

Managing high demand and creating urgency is one of my specialties. Once we saw the level of interest, we made sure every applicant understood this property was going to move quickly, helping the landlord secure strong terms and a fast lease.
