You do not want to leave your projects unttended. Trust me, as you start to go through a few rehabs you can get a little comfortable, but having a routine is mandatory to insure a smooth start to finish.
Here are a few tips to help you along your journey:
1. Conduct about 2-3 scheduled walkthroughs during each phase of construction with your contractor to make sure work is being completed in a timely manner.
2. Write a report of where you during each phase and walkthrough to track progress over time. I use Trello to keep track and to be organized. Some people like to use Builder Trend as well which is a good product.
3. Make sure you write down and purchase right away any materials needed if this is your job to insure you are not the cause of holding up the project.
4. And lastly, take pictures and videos of your walkthroughs to have time stamps and references to where items are throughout the process. Shoot outlets have been buried in the walls and materials have gotten stolen,so this is a must for me. I need all angles 😆
I hope this gives direction and if you are ready to start your investing journey and get into rehabbing homes, sign up to learn more and invest in yourself for my REI Mentorship which starts January 18.
I am ready to continue to teach my mentees from analyzing deals, getting the bag 💰 to fund them, to how to rehab a project from " the windows to the walls" lol
