Even though we usually recommend getting a home inspection, it can be tough in this competitive market with many offers. Some buyers are choosing to skip certain conditions in order to compete.

But that doesn't mean you have to buy a house without knowing its condition.

There's a solution called a consultation inspection or "walk-and-talk" inspection. It's a shorter inspection that happens during a showing and can be a helpful tool in this market.

This type of inspection is usually 30 minutes to an hour long and conveniently fits into the showing time. The inspector will discuss any areas of concern and go over the major parts of the home. The main difference is that you won't receive a formal inspection report.

These "inspections" can help you make a more competitive offer while still getting a professional opinion on the home's condition.
