A water heater burst during this morning's inspection! The damage could cost thousands, especially if it's located in a finished basement. The average life expectancy for these appliances is 10 years. This one was 12. There's never rhyme or reason to when they will fail. Be sure that you're inspecting them regularly!

It is very important to have your roof inspected and maintained regularly. This roof was only installed in 2010, however the membrane has since experienced accelerated wear because it had been neglected. The photos show the severe cracking or “alligatoring”. Roof “alligatoring” is caused from the sun’s UV rays. It is a common occurrence on flat roofs and is usually a fixable problem if caught in time. Unfortunately, in this case, the roof was leaking in multiple places and it is going to have to be replaced prematurely.

Downspouts should always direct rain water away from your home. These inspection photos prove that downspouts improperly discharging water against a home will damage interior finishes, and will eventually cause damage to your foundation.

A roof leak was detected this morning with the use of a thermal imaging camera. If not for the infrared scan with the camera, the roof leak would have gone undetected because the ceilings were recently painted. An infrared scan is offered with the premium package. Book book an inspection today!
