Position Summary
TCS Property Management is seeking a highly motivated Field Inspector / Property Assessment Coordinator to join our growing operations team. This position serves as the eyes and ears of our maintenance department by conducting on-site property inspections, evaluating maintenance and renovation needs, developing detailed scopes of work, and coordinating repairs with vendors, property owners, and internal staff.
The ideal candidate possesses strong construction knowledge, excellent communication skills, and the ability to identify cost-effective solutions while ensuring quality workmanship.
Primary Responsibilities
* Conduct routine, move-in, move-out, maintenance, and emergency property inspections.
* Evaluate interior and exterior property conditions.
* Identify safety hazards, deferred maintenance, code violations, and preventative maintenance needs.
* Prepare detailed inspection reports with photographs and documentation.
* Develop comprehensive Scopes of Work (SOW) for repairs, renovations, and capital improvements.
* Determine repair priorities and recommend appropriate corrective actions.
* Coordinate repair specifications with approved contractors and vendors.
* Review contractor estimates for accuracy, completeness, and pricing.
* Meet vendors on-site when necessary to clarify project expectations.
* Communicate inspection findings and repair recommendations to property owners.
* Obtain owner approvals for maintenance projects when required.
* Monitor project progress and perform quality-control inspections upon completion.
* Ensure completed work complies with TCS quality standards and local building codes.
* Track project status within company software and provide timely updates to management.
* Assist in developing preventative maintenance plans for managed properties.
* Respond to urgent maintenance situations requiring immediate field evaluation.
* Build and maintain positive relationships with vendors, contractors, owners, and tenants.
Qualifications
* Experience in residential property management, construction, home inspections, facilities management, or general contracting preferred.
* Strong knowledge of residential building systems including:
* Plumbing
* HVAC
* Electrical
* Roofing
* Structural components
* Drywall and finishes
* Ability to accurately estimate repair needs and create detailed scopes of work.
* Excellent organizational and communication skills.
* Ability to prioritize multiple projects in a fast-paced environment.
* Proficiency using smartphones, tablets, inspection software, and Microsoft Office or Google Workspace.
* Valid driver's license and reliable transportation.
* Ability to lift up to 50 pounds and work in various weather conditions.
