HOA 101: The Good, The Bad, and The Expensive 🏡
Homeowners Associations (HOAs)—people either love them for keeping the neighborhood pristine, or loathe them the second they get a fine for leaving the trash cans out 20 minutes too long.
If you are shopping for a home, understanding how an HOA works (and what it will cost you) is just as important as checking the roof or foundation. Here is your cheat sheet before you sign on the dotted line:
🟢 The Good: Convenience & Community
An HOA isn't all rules and regulations; it comes with major perks that can make daily life easier and protect your investment:
Amenities Galore: Access to community pools, fitness centers, clubhouses, tennis courts, or dog parks.
Low-Maintenance Living: Many HOAs handle exterior maintenance like lawn care, snow removal, roofing, and trash pickup.
Property Value Protection: Architectural guidelines ensure your neighbor can't park a rusted-out RV on their front lawn or paint their house neon pink.
🟡 The Bad: Restrictions & Bureaucracy
When you buy into an HOA, you agree to play by their rules—literally.
Strict Guidelines: Rules can dictate pet size/breed limits, rental restrictions, parking rules, and even acceptable window treatments.
Approval Delays: Want to add a deck, build a fence, or change your front door color? You will likely need to submit an Architectural Review form and wait for board approval.
🔴 The Expensive: Dues, Assessment Surprises, & Fines
This is where buyers often get caught off guard:
Monthly/Quarterly Dues: Regular fees that pay for upkeep. Remember: HOA fees can (and usually do) increase over time.
Special Assessments: If major repairs are needed—like repaving the roads or replacing community roofs—and the HOA fund doesn't have enough saved, members get billed an extra lump sum to cover the difference.
Fines & Liens: Ignore the rules, and the HOA can fine you. In extreme cases, unpaid HOA dues can lead to a lien on your property.
💡 Pro Realtor Tip: Never buy an HOA property without reviewing the Resale Package, Reserve Study (to make sure the HOA has enough money set aside for big repairs), and Meeting Minutes from the past year.
