I found this home for Tarik, and he immediately loved the style and location. Tarik came in wanting to pay absolutely no closing costs and we did just that! Home has some renovations and great style from the previous owner. Originally listed for 675k, we toured it when it dropped down to 618k. I negotiated it down to 590k WITH 10k concessions granted to my buyer later during the inspection process. I discovered a missing permit and was able to negotiate even more for Tarik. My lending partner was able to grant Tarik a very generous lending concession also. This one is special. Sabrina & I are moving to Tolleson! A journey that started back in September when we would go tour homes for fun *Perks of having a Realtor husband* with hopes of finding a house worth moving on. We have always wanted to rent out our 1st home. Well now we have signed a lease on our first home and our packing our bags! The market started to shift heavily during that time and we got two major price reductions💥 We picked out a huge cul de sac lot that just so happened to have the build plan we wanted. I represented us through the transaction & Sabrina got the white cabinets she fought for🍀😂 We’re beyond grateful, blessed and excited for this new chapter📗

This listing had so much traffic, buyers were literally asking me for representation as I was writing the offer up in my car. This is my investor clients forte, he invests for cash flow. We secured a special financing rate through the builders lender and 10k for closing costs. We had multiple price drops & ultimately they were able to get in with very little money needed at closing on an FHA loan. 🏦

It is always recommended to have a Realtor representing you when you’re thinking about new construction homes. We can not only save you a lot of money but fight for your interests with these builders! 💪🏼
