One of the things I love about being a REALTOR, is the ability to see so many unique and special homes. I fell in love with this space in the back of a master bedroom closet because of the potential to turn it into a hidden playroom for the kids! What would you do with this space?

If you or someone you know is shopping for a home in Kansas City these days, you have heard the stories:
- Homes being sold sight unseen for well over asking and waiving all inspections.
- Homes receiving 15+ offers in one day.
- Homes being sold even before they go on market.

With stories like this, it's easy to get discouraged. Yes, beautiful homes in perfect areas get a lot of interest, but there are more options than you think! Consider the following statistics from the Kansas City area:
- Last week, 849 single family resale homes went on market between Tue-Sat. Over 50% of them are still active today.
- Of the 4,239 homes on the market right now, nearly 90% of them have been on the market for more than 7 days.
- In Johnson County (JOCO) specifically, 196 new homes went on the market between Tue-Sat last week. Nearly 40% are still available.
- In JOCO, there are nearly 400 resale homes on the market, and over 300 of them have been on the market for more than a week.

So what does this mean for you if you are searching?
Don't give up your search - adjust it. If you want to have better control in the process, don't go after the new listings, instead, look for something that has been out there a bit longer - there are many options!
Yes, everyone wants the perfectly updated space in the perfect location, but can you consider what a property can become with a few changes? I know many people who could help with your vision and the work.

I had such a great time holding this place open today! If you missed it, check out 9421 Mackey St, Overland Park, KS 66212. 3 bed, 2 and a half bath with a finished basement, listed at $365,000. I love the backyard and the TWO sheds! If you know anyone looking for an OP home, with a huge backyard and 3 bedrooms, send them my way! I'd love to walk them through it before it is gone.
