The good news is, we're in better shape than we were a year ago across most major metrics.

The other good news for sellers is that active listings just dropped, which means less competition for the homes that are on the market.

It's not the frenzy we saw a couple years back, but for the right home priced well, this is a solid window.

One of my favorite questions I get asked is "Hey Lauren, how's the market in Phoenix?" So let's talk about it! ☀️

Here's what the numbers are telling us for May in the Phoenix Metro area:

🏠 9,746 homes are under contract (up 7.7% from last year!)
📈 7,719 homes sold this month (up 5.4% from last year)
💰 $450K median sales price (up 1.1% from last year)

The market right now is what I like to call steady, not surging. Prices are holding but showing some softness, and not every segment is performing the same way. Higher end single-family homes are seeing strong demand while lower price points and condos are a bit softer.

Here's what I always tell my clients though, homes that are priced well always sell quickly. That has not changed. The buyers are out there, they are just being more selective, which means strategy matters more than ever right now.
