Monsoon season leaves moisture problems most homeowners never find.

Water that gets in through a stucco crack or a failed window seal does not show up as a stain right away. It works its way behind drywall, under flooring, and into wall cavities until it becomes a mold problem. We find it regularly on inspections across Peoria and surrounding areas using thermal imaging and moisture meters, long before it becomes visible. πŸ”

By the time you can see it, it has already been sitting there a while. Knowing before closing changes what you can negotiate. 🏠

Save this before monsoon season ends and you miss the window to catch what this year's storms left behind. βœ…

Every inspection moves at the pace the property demands.

Some homes across Paradise Valley and surrounding areas need more time outside. Others look solid on the exterior and have a completely different story waiting inside. Age, size, season, and what we find all shift the focus. No two properties are ever the same. πŸ”πŸ

New construction problems are easiest to fix before drywall goes up.

Once walls are closed and floors are laid, most installation errors become impossible to access without tearing something apart. Phase inspections during framing, mechanical rough-in, and the finishing stage let us catch and document issues across Scottsdale and surrounding areas while corrections are still straightforward. πŸ”

By the time a buyer does a final walkthrough, most of what matters is already buried inside the walls. 🏠

Comment BUILD and we'll walk you through what gets checked at each phase of a new construction inspection. βœ…

Homeowners keep calling us right after their builder warranty expires.

Builders cover workmanship and materials for a set period after you close. Most homeowners never get the home looked at before that window closes. Issues found while coverage is still active are the builder's call to fix. Issues found after that point become yours. πŸ”

Getting inspected before your warranty period ends is the last chance to make the builder responsible at no cost to you. We schedule these regularly for homeowners across Glendale and surrounding areas. 🏠

An HVAC system that looked fine in April can tell a completely different story in August.

Arizona heat, dust, and UV exposure wear down fins, degrade line set housings, and stress copper connections faster than most people realize. We check every one of those components on inspections across Apache Junction and surrounding areas, including housing seals since unsealed lines are a real entry point for scorpions and pests here. πŸ”πŸ

What is one question you have about what gets checked on an HVAC inspection? Drop it below. πŸ‘‡βœ…

When did your pool equipment last get a professional look?

Most homeowners across Gilbert and surrounding areas stay on top of car service. Very few know the real condition of the pump, filter, heater, electrical connections, or shell holding their pool together. Arizona pools run more months of the year than almost anywhere else, and that kind of use wears things down faster.

A pool inspection covers the equipment, shell and interior finish, deck, electrical connections, safety features, and code compliance. Finding a problem during an inspection is a lot less painful than finding it after something fails. 🏠

The link in our bio has everything you need to book a pool inspection today.

A thermal camera shows you what a standard walkthrough never could.

Water damage, electrical hot spots, and insulation failures are invisible to the eye. Thermal imaging picks up the heat differences behind walls, above ceilings, and under floors that tell us exactly where a problem is sitting before it becomes visible damage.
We bring it to every inspection across Chandler and surrounding areas at no extra charge. πŸ”πŸ

Save this if you want to know what your inspector should be walking in with every single time. βœ…

Most homebuyers never think to ask about what is inside the electrical panel.

Double-tapped breakers, loose wiring, exposed sheeting, and damaged components are among the most common code violations we find during inspections across Goodyear and surrounding areas. Any one of them is a fire risk. Most sellers had no idea they were there. πŸ”

The panel cover comes off on every single inspection we run. What is behind it tells you more about the electrical system than anything you can see from the outside. 🏠

Most sellers find out what's wrong at the worst possible moment.

When a buyer's inspector finds something significant, it shows up as a price reduction, a repair demand, or a deal falling apart. We regularly find issues on inspections across Mesa and surrounding areas that sellers had zero idea about beforehand. πŸ”

Getting your home inspected before you list means you find it first. You decide what to fix, what to disclose, and how to price instead of reacting to someone else's report at the negotiating table. 🏠

Comment LIST and we'll walk you through everything covered in a seller inspection. βœ…

New homes still need a second set of eyes.

Just because a home is brand new does not mean everything was installed correctly. Fast builds can leave behind loose connections, missing components, fixture issues, and small details buyers would never notice during a walkthrough. πŸ”

That is why a new construction inspection in San Tan Valley and surrounding areas matters before you take the keys. 🏠
