It’s called house hacking.
Buy a place, rent out extra rooms (or units, if it’s a duplex/triplex), and let your tenants cover your mortgage. One young buyer did this—three roommates at $1,000/month each and now his out-of-pocket cost? Zero.

That’s not luck. That’s smart. And yes, it works in Phoenix.

Ok, full honesty, when we first bought it I thought “this is going to be expensive, but fun.”
Turns out, it’s WAY smarter than that:

1️⃣ 💰 It’s an investment.
It’s appreciating while we’re out making memories. Not a money pit... an asset.

2️⃣ 🏡 Short-term rental game.
When we’re not there, it’s booked. STR income covers the bills and then some. We get the fun, the cabin pays for itself.

🏡 BUYING A HOME? Try before you buy!!!

Before you fall in love with the kitchen island... try the neighborhood.

I always tell buyers—especially if you're relocating or moving across town—to go visit the neighborhood around 5 PM before making any big decisions.

Why? Because that’s when the truth comes out 👀
– Who’s coming home?
– Are people walking dogs?
– Are kids out riding bikes?
– Does it feel like your kind of community?

Also… let’s be honest, we all live in a little bubble. So make sure your go-to spots—Costco, Trader Joe’s, a solid sushi joint—are all in reach.

I call it the “Try Before You Buy” strategy.

So yeah—don’t buy this house. It’s too perfect, and frankly, it’s ruining my day.
