Well, it’s a good idea to be prepared for negotiations.

Thinking of upgrading to a tankless water heater? 🌊

Well, you’re not alone! Those are very popular among homebuyers and homeowners right now.

While tankless water heaters are more expensive than a storage water heater or a heat pump, they are also more energy-efficient and can save you money down the road.

Not to mention that homebuyers like to see tankless water heaters in the properties they’re considering buying.

But is it worth it?

The main pros are lower energy bills, a smaller footprint on the environment, immediate hot water supply, remote control through “smart” apps, and longevity (tankless water heaters can last 20+ years!).

You have to find the right buyer with the right budget at the right time.

So how can you increase your chances of selling quickly?

Here are a few tips!

Understand Your Comps — The more accurately priced your home is, the faster it’s going to sell. So it’s worth taking a little bit of time to gain a thorough understanding of your home’s comps. Be aware that some agents will overprice a home to try and put more money in their own pocket… even though this will cause the home to take longer to sell.

End Your Price With 99 — It might seem like a silly sales trick, but ending the price tag on the home’s listing with “99” or “97” is likely to draw more eyes.

Focus On Photos — For bringing attention to the house listing, photos are probably the most important element. Buyers are scrolling through listings like they scroll through social media. And the photos are what catch their attention. So it’s probably worth paying a little extra to get great professional pictures.

Market The Property’s Strengths — In the listing, be sure to talk about the strengths of your property. Is it in a great school district? Is it a great home for investors to rent out? Talk about that to garner attention!

Someone promising to buy your house?

Well, that’s awesome.

But remember, even the most well-intended promise (from a neighbor or family member, for instance) isn’t a guarantee unless they’ve signed a contract.

It’s unfortunate, but at Angel Street Properties, we’ve worked with a lot of homeowners who counted on someone’s promise to buy their home. But they never did.

This wastes the seller’s time and money.

In fact, here are a few signs that someone isn’t serious about purchasing your property (regardless of what they say).

They Won’t Sign a Contract — If the person keeps promising to buy your house, but they won’t put pen to paper and sign a contract, that’s a very strong sign that they’re not taking it as seriously as you might hope. For your own sanity, we recommend not taking any offers seriously until they’re in writing.

They Always Have An Excuse — If the person always has an excuse as to why they can’t buy “quite yet” or they say to just “trust them”, that’s a pretty good sign that you SHOULDN’T trust them.

They Keep Asking You To Drop The Price — If the buyer keeps trying to negotiate the asking price lower and lower every time you talk to them, and they keep avoiding signing a contract, find another buyer.

So while it’s great that someone has promised to purchase your home, we recommend continuing to seek other avenues for selling.

Want to remodel your kitchen?

According to a survey by the National Association of House Buyers, kitchen remodels are the most common type of remodeling, followed by the bathroom, the entire house, and room additions.

So you’re definitely not alone in wanting to remodel the kitchen.

But how much is it going to cost?

And just as importantly, how much can a homeowner expect to make back if they sell the home in the future?

Well, at Angel Street Properties, we’ve been working in real estate in Indio for quite some time. And we’ve learned a thing or two about remodeling costs and ROI (that’s Return On Investment).

As for the cost of remodeling a kitchen, according to Harvard University’s Center for Joint Housing Studies, the median amount that homeowners spend on kitchen remodels is right around $12,000.

Research by Homelight, however, indicates that kitchen remodels can cost anywhere from $10,000 to $50,000 depending on the depth of the project.

From the best ROI to the worst ROI, here’s a good rule-of-thumb for prioritizing projects (from our experience):

1. Fresh Paint
2. Lighting
3. Appliances
4. Countertops
5. Add Kitchen Island
6. Add Walk-in Pantry
7. Create an Open Floor Plan

Ultimately, do what you can afford.

But keep in mind that the average ROI on a kitchen remodel is 54%. In other words, if $20,000 is spent on the project, then you’ll only make back $10,800 when it’s time to sell.

So you should expect to lose 46% of the money you spend.

That might not be such a big deal if the plan is to enjoy the new kitchen for several years before selling, but if you’re remodeling ONLY with the goal of increasing the value of the home, then it’s probably not such a good idea.

One study by UL Environment of 1,000 consumers found that 70% of Americans are actively looking for “greener products” for their home.

Buyers are more concerned than ever about issues like mold, radon, and carbon monoxide.

So how does your home’s air quality stack up?

Here’s some advice…
