Zillow is a great place to start. It is a terrible place to stop.

Here is what Zillow cannot tell you about buying in Pike Road, AL.

It cannot tell you that the home sitting at 108 days on market in Boykin Lakes has a builder who is ready to deal and will throw serious incentives at the right buyer right now. It cannot tell you which new construction communities have the best lots left before they are gone. It cannot tell you that the house that looks overpriced on screen is actually the best value on the street because of the lot size and the HOA amenities included in that $63 a month fee.

Zillow shows you the listing. It does not show you the story behind it.

I walk these neighborhoods. I tour the model homes. I pull the builder incentive sheets. I know which builders are negotiating and which ones are not. I’m talking about How to Win Friends and Influence People by Dale Carnegie. I picked it up to get better at relationships, personal and professional. What I didn’t expect is that a book written in 1936 would feel like exactly what our world needs in 2026.

We are so divided. So lonely. So quick to criticize and condemn instead of actually listening. And this book just keeps gently reminding me, you don’t change people by arguing with them, you change them by understanding them.

I see you. I have been you. Thirteen times.

And for my next trick I will be turning your BAH into a house payment that actually builds equity.

Let me show you exactly how this works for a Maxwell AFB family right now.

The average VA loan rate today is sitting around 6.35 percent. On a $300,000 home with zero down that is a principal and interest payment of about $1,867 a month.

But here is where it gets interesting.

Builders and sellers in the Montgomery area are actively offering money toward closing costs and rate buydowns right now. A 2-1 buydown or a permanent rate buydown using seller or builder concessions can get that rate down to 6 percent or below. At 6 percent on a $300,000 home your principal and interest payment drops to about $1,799 a month.

Now look at BAH for an E7 with dependents at Maxwell AFB. Right around $1,800 a month.

Do you see what just happened?

Your housing allowance — the money the military already gives you every single month — covers your mortgage payment almost dollar for dollar. When PCS orders drop there is this moment. Half excitement, half okay now what. I have stood in that moment more times than I can count. How do I explain that my five year plan is basically help military families find home, get every veteran reusing their VA loan, be Maxwell AFB's go-to realtor, walk every new build before it's done, drink good coffee, lift like I'm in my 30s, never miss a home football game, and spend more time at the beach.

Five years out of the military and somehow my whole life still revolves around military families. My neighborhood friends are military. My clients are military. The people I stay up too late talking to at the pool are military. My people are military. They always have been.
