Here’s a good tip for investors. If your looking to buy a property to rent out. Then the rent should be at least 1% of the purchase price. If you’re buying a property that is actively rented for 1300 a month, then you would want to purchase that property for 130k or less.

As it so happens, I have a property coming available that exceeds this criteria. If you’re interested in investing in property. Please let me know, you could be banking up to $800 a month after expenses.

Drone photography is here everyone! Good, quality pictures can make a big difference in selling your house. It might not seem that important but professional pictures will easily bring more attention to your property. And as a result, Higher offers. Closing costs are often an unknown for first time home buyers and it’s not very easy to figure out exact costs because it involves a lot of different expenses. The loan fees and appraisal issued by the lender, your share of the taxes based on the time of year, the down payment, escrow funds. For the Seller, there is also sellers assist funds and agent commission. To give you an idea, a house I recently closed on sold for 285k and the closing costs were around 17k plus the down payment for the buyer. With a 20% down payment, that means 74k was needed. Of course you can do less of a down payment but then you have to pay PMI which is a topic for another post.
