Are you a small town kinda person or a big city kind of person?

I’m a sucker for a small town! Living in Aubrey has been such a blessing. The big city is a bit too fast paced for me, and there’s just something about small town charm.

My fiancé grew up in Aubrey, so we knew we had to take some of our engagement photos downtown. I love the first one because you can see some of the building reflected in the windows!

The more you know!💭

If you see a listing that states “as is” in the description, this is a good example of what that MAY mean! Of course situations vary.

However, as-is means something a bit different in the One to Four Family Residential Contract. Section 7 D states “D. ACCEPTANCE OF PROPERTY CONDITION: “As Is” means the present condition of the Property
with any and all defects and without warranty except for the warranties of title and the warranties in this contract. Buyer’s agreement to accept the Property As Is under Paragraph
7D(1) or (2) does not preclude Buyer from inspecting the Property under Paragraph 7A, from negotiating repairs or treatments in a subsequent amendment, or from terminating this contract during the Option Period, if any.”

📣This is important because it states that ➡️the buyer accepting the property as is does not remove the option to negotiate repairs, have an inspection, and terminate during their option period! Asking to negotiate repairs is an OPTION, however it is up to the seller to accept the repair negotiations.

Today in my stories I started a “Real Estate Tips From The Saddle” series!

As the first tip, I shared how important it is to be realistic about how near or far you are willing to be to the things you are used to in your current living situation!

This infographic speaks on this perfectly— get to know your neighborhood! Understand how long it takes you to commute to work from your potential new home, and then be REALISTIC and HONEST with yourself about if that is something you will enjoy long term!

You know you best— will you decide in a few months that it actually really bums you out that you are 30 minutes away from your gym? Will you wish you had more local restaurants?

These are all things to consider. As someone who lives in the country, 30 minutes away from most things in town, I can say that it was an ADJUSTMENT! I absolutely LOVE living in the country, but being further from what I was used to took time to adjust to.

🏡All that said to say— your new home should not only check the boxes for things you want on the property, but for things you want in your community. Homes are limited right now— but I can absolutely help you find the one that checks all of your boxes. ✅

Last week my fiancé and I completed a huge project on our kitchen— we painted our cabinets!

I wanted to share because it made all the difference in brightening our kitchen and making our floors pop.

Looking at a home that has cabinets that feel a bit outdated, dark, or not your style? Feeling that way about your current home’s cabinets? ➡️Consider repainting!

This project took about 5 days of our kitchen being completely torn apart, but we have a LOT of cabinets. We started by removing and sanding every piece, applying 2 coats of high quality primer, then applying our 3 coats of Sherwood Williams paint!

Of course this is something you could hire out to be done if you would like! We wanted to save some money and committed to the 5 days of work. We are glad we did! 🤍

I’m not going to lie to you— it’s a lot of work. But the feeling of walking into this bright and airy kitchen is PRICELESS 😍
