municipalities in the county around it. That is genuinely a lot to sort through when
you are moving here.

Here is the whole thing in one shape. Three rivers meet downtown — the Allegheny from
the north, the Monongahela from the south, forming the Ohio heading west. Put downtown
in the middle and think in four directions: east, north, south, west.

Allegheny County hasn't done a countywide reassessment since 2012, so the assessed
value your taxes are calculated from is often nothing like what a house is worth
today. As an example, a home selling for $400,000 might be assessed at $180,000 —
an illustration, not a quote.

The state handles the gap with the Common Level Ratio, set each year: assessments
here run at roughly half of current market value.

🏠🔑 CLOSED! Six-Unit Investment Property in Sharpsburg, PA! 🎉

Some deals are easy. Others test your patience, persistence, and commitment from beginning to end. This one definitely took some time — but we stayed with it, worked through the challenges, and finally got it CLOSED! 💪

In June the middle home around Pittsburgh took 47 days to sell — 48 a year ago, 59
in pre-pandemic 2019, and 37 at the 2022 peak.

So we are moving faster than a normal pre-pandemic year, and slower than a frenzy
that was never going to last. That is a normal market, not a crash.

In Allegheny County you get three property tax bills, not one — county, municipality
and school district. The school district bill is usually the biggest, often more
than the other two combined.

Each body sets its own rate, so the same house at the same price can carry a very
different bill depending on which side of the street it sits on. Compare the
monthly payment, not the purchase price.
