The new lender-specific exception gives some organizations additional time, but there are important conditions, deadlines and operational risks to understand. And the story behind why the industry needed an exception is just as important.

🚨 MTS GROUP CLIENT BULLETIN: UAD 3.6 UPDATE 🚨

Fannie Mae and Freddie Mac have announced a temporary policy exception for lenders who need additional time to transition to UAD 3.6. The November 2, 2026 mandate remains in place, but approved lenders may temporarily continue submitting UAD 2.6 reports. Fannie Mae published its temporary-exception announcement today, September 30.

What does this mean for your organization?
📅 November 2, 2026 – February 28, 2027: UAD 2.6 may continue to be used with an approved exception.
⚠️ March 1 – May 19, 2027: UAD 2.6 enters a Reduced Functionality Period, including no usable CU or LCA risk score and no rep and warranty relief on value.
🔒 May 20, 2027: UAD 3.6 becomes mandatory for all new reports.

At MTS Group, we're ready for UAD 3.6 now, but we also understand that every lender's implementation timeline is different. We can support a November 2 transition, continued UAD 2.6 delivery under an approved exception, or a phased transition based on loan type, channel, or branch.

MTS clients: Please let us know your preferred transition option by October 16 so we can ensure your orders are routed appropriately. If you're requesting an exception, please also let us know once it has been submitted.

Our goal is simple: help make your transition to UAD 3.6 as smooth as possible.

🏅 Casey Davis truly is our jack of all escalations! From complex QC and client issues to technology challenges, Casey is always ready to jump in. Recently, he took the lead on getting our new 1033 CRA project rolling, created a step-by-step guide for the team, and has played an instrumental role in the 3.6 rollout, all while continuing to take on additional responsibilities.

🔎 Michelle Williams brings incredible knowledge, patience, and attention to detail to everything she does. She’s a go-to resource for complex files and challenging reviews, and recently caught an incorrect legal description on a mortgage before it was sent to the county, helping prevent unnecessary costs and headaches. She’s also a true team player who never hesitates to step into different roles when help is needed.
