This was my Nana’s home - the house my family made so many memories in over the years. Getting to help my family through this process was something I’ll always be grateful for, even though it was definitely bittersweet at times.

From cleaning things out, getting the house ready, all the showings and open house traffic, to finally making it to the closing table today… it’s been such a meaningful journey from start to finish.

And getting to do it alongside made it even more special. I’ve known Kayla for years - we grew up playing softball together, and watching her take the leap into real estate a few years ago honestly played a big role in inspiring me to do the same.

So grateful for everyone involved and excited for my family as they start this next chapter šŸ¤

There’s a lot people don’t say out loud in real estate.

1ļøāƒ£ Not every home is a great investment.

Buying a home together sounds simple… until you see how lenders actually run the numbers.

One thing that surprises a lot of people:
āŒ Lenders DO NOT combine your credit scores.

šŸ”» They pull all 3 scores (Equifax, Experian, and TransUnion) for each person, take the middle score for each, and then use the LOWER of the two for the loan!

That one number can directly impact your rate and overall cost. This is something I’ve been navigating firsthand recently, and it really highlights how much strategy can go into deciding whether to apply together or individually!

Another piece many people don’t realize:
āœ… You can both be on the title/deed, even if only one person is on the loan.

On the approval side, lenders are typically using your gross income and a debt-to-income ratio (up to ~43–45% of your gross income depending on the loan and your profile) to determine what you could be approved for. But what you’re approved for and what makes sense for your lifestyle can be two very different numbers.

There’s a lot more nuance to this than most people expect, especially when buying with someone else.
