Buying a home is exciting, and sometimes you walk into one and just know you love it!

But before you let the beautiful kitchen, fresh paint, or perfect décor make the decision for you, take a closer look at the things that aren’t as easy to change.

Pay attention to the layout. Think about how you’ll actually live in the space. Look at the lot and location. Ask about the age of the roof, HVAC, water heater, and other major systems. And when you find the home you want to pursue, don’t skip the important due diligence along the way.

One of our jobs when we’re touring homes with buyers is to notice the things they may not be thinking about in the excitement of the moment. We want you to love the home, but we also want you to feel confident about the decision you’re making.

Although Allen is a fantastic Realtor who is always advocating for our clients, Real Estate Agent is not the only hat he wears. He is a loving and faithful husband, a kind and gentle dad, and an amazing Peeps! This man babysits the grandchildren by himself when needed, changes dirty diapers, gives bottles, is the Prince, "bad guy", hero, or ballet student in all of the girl's shows, and yes, the spots on his shirt are from spit-up. Why? Because he is IN the mix! We are very thankful for you, Allen/Dad/Peeps!

Four months ago, our family grew with the arrival of our grandson, Clark. 💙 And this week, we were blessed to welcome another sweet little one into the family.

We’re so happy to introduce our newest granddaughter, Ava Elise! 🩷

We’ve enjoyed slowing down a little this week, spending lots of family time together, and getting to know this precious new addition.

Our hearts, and our family, just keep getting fuller. Welcome to the family, sweet Ava Elise. We already love you more than words can say. 💞

Is anyone else completely OVER this North Texas heat? 🥵

At this point, I think we're all just trying to keep ourselves, our pets, our yards, and everything else alive until fall finally decides to show up!

One thing that's easy to forget during stretches of extreme heat like this is your home's foundation. Our North Texas clay soil can get incredibly dry, and as it dries out, it can shrink and begin pulling away from the foundation.

If you're noticing the soil around your house getting really dry or separating from the foundation, it may be time to give it a little attention. A soaker hose can help keep the moisture around the foundation more consistent. You don't want to soak the ground, the goal is simply to keep it from going from extremely dry to extremely wet.

Also keep an eye on areas with large trees or landscaping nearby, since they're competing for that moisture too.

Just one of those fun little perks of homeownership in Texas that nobody puts in the brochure.

Now, can we PLEASE get a temperature that starts with an 8 again?!

SOLD! 🏡

This closing was a special one.

We had the privilege of helping friends sell the home they had loved for 21 years. After deciding to relocate to a different state to be closer to their very first grandchild, everything happened quickly. After his job transfer was approved, they had just two weeks to report to work.

With such a short timeline, every day mattered. We worked diligently to keep the process moving so they could close quickly and begin this exciting new chapter with their growing family.
