Special assessments are the #1 thing Florida condo buyers overlook. 🏢

That "perfect" unit can come with a surprise bill for thousands — or six figures — if the building's reserves are short or a big repair is coming.
Before you write an offer, check:
✔️ The estoppel letter (any assessment already on the unit)
✔️ The reserve study / SIRS
✔️ The milestone inspection report
✔️ Recent board minutes & budget
And remember: if there's a pending or approved assessment, who pays it is negotiable — get it in writing before closing.

Your escrow deposit is real money on the line — here's how to protect it 🔑

Escrow = the good-faith deposit you put down when your offer is accepted. It's held by a neutral third party (not the seller!) until closing. Do things right and it goes toward your purchase. Miss a deadline? You could lose it.

1️⃣ Know your contract deadlines — inspection, financing, appraisal
2️⃣ Never wire funds without verbally verifying instructions (wire fraud is real)
3️⃣ Get every extension in writing
4️⃣ Don't waive contingencies you don't understand
5️⃣ Work with an agent who tracks your dates for you 😉

Most buyers negotiate the PRICE. Smart buyers also negotiate the CASH. 💰

Seller concessions are one of the most underused tools in real estate — and right now in NW Broward, they're absolutely on the table.

Quick version: instead of (or on top of) a price reduction, the seller credits money toward YOUR costs at closing. That can mean:
✔️ Closing costs covered
✔️ A lower interest rate (buydown)
✔️ Prepaid taxes & insurance handled
✔️ HOA fees taken care of

On a $250K condo with 5% concessions, that's up to $12,500 back in your pocket at the closing table. That's not a small thing — for many first-time buyers, it's the difference between "someday" and "let's write the offer."

The catch: concessions have loan limits, and they have to be negotiated INTO your contract from the start. That's where I come in. 😉
