There is no such thing as a perfect tenant because there is no such thing as a perfect person.

A resident can pay on time for years, never have any issues, and then just stop paying.

We don’t always get to know the backstory.

As property owners we don’t have the luxury of not paying our mortgage or taxes.

This property was owned by a landlord whose relationship deteriorated with the occupant. They were tired of broken promises and the property was becoming more of a problem than an asset.

Taking out a second mortgage to remodel a home prior to sale isn’t always the best idea.

The problem with remodeling a home as an owner is that you’re going to pay an inflated premium for the work.

The owner of this home found themselves in that exact predicament when they ran out of credit on their HELOC.

Start Early & Start Small — The more you procrastinate, the harder it’s going to be. You’re going to have to sell a lot of stuff, take a lot of trash to the dump, and do some packing. The sooner you get started, the better.

Sell Items On Craigslist & Facebook Marketplace — You can list your stuff for sale for free on Craigslist and Facebook Marketplace. You can also hold a few yard sales if you want. But don’t neglect the online platforms. If the price is right, things can sell pretty quickly. Make sure to get rid of any duplicate items you have and also sell items that belong to a room you won’t have in the new house (an office, for instance).

Avoid The ‘Maybe’ Pile — When figuring out what to keep, try to avoid the ‘Maybe’ pile. Force yourself to say ‘Yes’ or ‘No’ to each item and that will move things along much faster and stop you from second-guessing yourself.

Ask, “Does This Still Bring Me Joy?” — A neat little trick for figuring out whether you want to keep something is to ask this question. Does the item still bring you joy? If it doesn’t, you should probably just get rid of it. You could also ask, “If I were buying this item new, how much would I be willing to pay for it?” If you wouldn’t be willing to pay for it, then that’s an indication it should go in the bye-bye pile.

But how do you know you can TRUST the person or company you choose?

Here are 4 red flags to watch out for…

1. They Don’t Follow Through — If the professional buyer says they’re going to call you tomorrow… and they don’t call, or they say they’re going to show up at a certain time… and they don’t show up, that’s a scary indicator of things to come. A good professional buyer will do what they say they’re going to do, even with the little things.

2. They Don’t Have REAL Reviews — How do you know if the reviews for a professional buyer’s business are real and trustworthy? Well, someone who’s running an honest business won’t make everyone happy. They should have some positive AND some negative reviews (obviously leaning toward more positive than negative). If you can’t find any negative reviews, then something has probably been tampered with.

3. They Don’t Use a Title Company or Attorney — If the professional buyer is promising to close in less time than is even possible for title work to be done (“We close in 48 hours!”) or they do their own title work in-house, ask to speak with some people who’ve worked with the company in the past to make sure they aren’t trying to pull a fast one. We do not recommend purchasing or selling via a Quit Claim Deed.

4. They Are Pressuring You To Sell NOW — A trustworthy professional homebuyer will never pressure you to sell your house right away. It shouldn’t make any difference to their business WHEN you decide to sell, so be careful of buyers who say “This offer only stands for 24 hours!” or “I can only buy one house” or “I have other people waiting.”

Are you going through the probate process in Des Moines?

We know... it’s kind of a pain. So for your own peace of mind, here’s everything you need to know...

Documentation Needs To Be In Order — The first thing you’ll need to have is the will. You’ll also need to provide documentation that proves the will is valid (notarization, for example). If there’s no valid will, the courts will assign an executor to help with the process.

Notify All Creditors and Heirs — Be sure to let everyone know that you’re opening a probate case, especially creditors and possible heirs. You might even want to send paper notices via mail. As for debt and taxes, you’ll need to use the estate to pay them both off.

Take Stock Of The Entire Estate — To get an idea of how much the entire estate is worth (and how much you’ll have after paying off debt and taxes), make sure to consider everything that the deceased person owned. It’s a good idea to hire a probate attorney for this process.

Be Patient — The probate process takes quite a lot of time. Typically, probate will last for 24 months from the date of death. So take a deep breath and prepare for the long-game.

Consider Selling — Believe it or not, you can sell the property during the probate process.
