🏡 Thinking about buying a home before the end of the year?

You do not need to have everything figured out before you start asking questions.

Actually, I’d rather talk to you before you feel “ready.”

There are a few things you can start doing now:

Figure out what monthly payment actually feels comfortable for your household, not just what you may qualify for.

Talk with a lender early. You might be closer to being ready than you think, and if you’re not, you’ll know exactly what to work on.

Start paying attention to homes and neighborhoods you like. The more you watch the market, the easier it becomes to recognize the right home when it comes along.

And ask questions. Lots of them.

Buying a house is a big decision. You should understand what you’re doing, why you’re doing it and what your options are.

You don’t have to be ready to buy a house to talk to me about buying one. 🤍

You probably know me for real estate, but that’s definitely not the only thing I love doing. 🏡

One of my favorite creative outlets is putting together charcuterie through The Wild Nibble.

There’s something about starting with an empty box and figuring out how to make everything fit together that I genuinely love. The colors, the textures, finding the perfect spot for everything and, of course, making it almost too pretty to eat.

I’ve realized I’m happiest when I’m creating something, whether that’s helping someone make a house feel like home, putting together something like this, or learning one of the other 47 hobbies I’ve decided I need. 😂

So I thought I’d start sharing a little more of life outside of real estate around here too.

Because there’s definitely more to me than houses. 🤍

🏡 One FHA loan question I wish more buyers knew to ask:

“Does the mortgage insurance ever go away?”

FHA loans can be a great option, especially for buyers who don’t have a huge down payment saved or need a little more flexibility with credit. But they also come with mortgage insurance, called MIP, and how long you pay it depends on how your loan is structured.

If you put 10% or more down, the annual MIP can generally come off after 11 years.

If you put less than 10% down, it typically stays for the life of the FHA loan. That doesn’t necessarily mean you’re stuck paying it forever, though. Refinancing into a conventional loan later may be an option once your finances, equity, and the market make sense.

This is why I’m such a believer in asking questions before you buy. The goal isn’t just to get you into a house. It’s to understand the loan you’re choosing and how it fits into your bigger financial picture.
