ACCURATELY PREDICT RATES 101:
Politicians do NOT control interest rates. (Although they would love to).
I created this graphic to help customers track daily interest rates like a pro. It's not 100% accurate everyday, but is basic education and pro intel on rates. Even though I technically work for a mortgage company as a Real Estate Broker, I cannot and will not quote rates. You should always contact your mortgage lender for accurate daily rates.
In case you don't know, I ran a mortgage company for several years and owned multiple real estate companies. My undergrad is in international affairs so I'm more in tune with those factors than most brokers and agents.
Other economic factors such as unemployment rate, jobs reports, etc, international incidents, and acts of God can make rates move quickly.
INTERPRETATION:
The purpose of this graph is to show the validity of using the 10 year T bill as a legitimate way to track 30 year daily interest rates. Basically take the daily 10 year T Bill and add 2%.
That's it in a nutshell.
Politicians try to influence interest rates by injecting confidence into the public psyche. Possibly exerting influence over individual fed chairman, threats, cajoling, behind the scenes pressures, but they can't control the rates directly. There are too many factors.
Use the bond market: the 30 yr T Bill to track rates and the 2 yr T Bill to predict. As you can see on the chart, the 30 year rates are in red and 10 year T Bill is in blue and they almost match up exactly. The two-year T bill was in yellow and it leads the market as the number one Leading indicator.
The two-year T Bill is currently below the 10 year T Bill which may mean the rate will be pulled down in the upcoming week. But the unemployment data on Friday was much better than expected so that might pull the rates up. Then there are other important individual leading indicators & the overall economy to consider, plus, of course volatile international affairs.
