Home values here have actually cooled a bit this year — great news if you’ve been priced out before:

📍 Port Angeles: Typical home value $432,551, down 3% from last year
📍 Sequim: Typical home value $563,761, down about 2.4% from last year

Homes are still moving fast though (pending in 13-14 days on average), so buyers who act now can get in before the next shift.

Here’s the thing: mortgage rates won’t stay elevated forever. Historically, when rates come down, buyer demand — and prices — tend to climb right back up. Locking in a home now, while prices are soft, could mean buying low before the rush.
