🏡 Gen Z is changing the way younger buyers think about homeownership.

Instead of stretching their budget to buy in a specific area, many are willing to pack up and move somewhere more affordable. A recent NewHomeSource survey found nearly two-thirds of Gen Z buyers would consider relocating to another city or state to afford a home, while only 19% said they’d increase their housing budget.

And they’re not necessarily looking to sacrifice the home they want. Backyards, garages, pools and larger kitchens remain high on the wish list, with more than half saying the suburbs are their ideal place to live.

The takeaway? For many younger buyers, the search isn’t necessarily about a specific ZIP code anymore. It’s about finding the right combination of monthly payment, lifestyle, location and home.

💳 FICO Score vs. Credit Score — What’s the Difference?

Ever check your credit on different apps and wonder, “Why are all these numbers different?” There’s a reason!

A FICO® Score is a credit score, but it’s not the only credit score you have. In fact, you can have dozens of different scores depending on the scoring model, credit bureau and type of loan you’re applying for.

🏠 Applying for a mortgage?
🚗 Financing a vehicle?
💳 Applying for a credit card?

The lender may use a different version of your credit score for each one. That’s why the score you see on a free credit-monitoring app might not be the exact score your lender sees.

FICO scores generally range from 300–850:
• 800+ — Exceptional
• 740–799 — Very Good
• 670–739 — Good
• 580–669 — Fair
• Below 580 — Poor

Your FICO score is primarily influenced by payment history, amounts owed/credit utilization, length of credit history, new credit inquiries and your mix of credit accounts.

Another common model is VantageScoreÂŽ. For example, Credit Karma uses VantageScore 3.0 rather than a FICO score. Both models look at similar information but calculate and weigh things differently.

And remember: Experian, Equifax and TransUnion may each have slightly different information about you, so your scores can vary.

Florida’s property insurance market continues to show signs of improvement.

📉 Since insurance reforms were passed in 2022 and 2023:
✅ Property insurance lawsuits have dropped significantly.
✅ More than 20 new insurance companies have entered the Florida market.
✅ Several existing insurers have already announced rate decreases.

While premiums won’t drop overnight—and rates will still depend on your home, location, and risk level—more competition means more coverage options, greater pricing stability, and potentially fewer delays during the home-buying process.

This is another encouraging step in strengthening Florida’s real estate market. 🏠
