As a Realtor, I take fiduciary duty very seriously. That means from the very beginning, before you’ve signed anything with me, I start with a comprehensive market analysis of your home.

When I say “comprehensive”, I mean I take the time to review what’s been sold that compares to your property. Aside from the obvious structural comparisons, I’m looking into other factors, like how long these properties took to sell, time of year they sold, what’s nearby, or if there’s an assessment either pending or paid.

I will sit down and review my analysis and all the comparable properties with you, along with what’s currently on the market, since that will be your competition. We will discuss pricing and marketing strategy, along with little touches (or big ones) that may help or hurt a buyer’s impression of your home.

A home is an investment, and whether you’re purchasing your first asset, or selling your last, I vow to treat it with careful consideration and keep in mind your best interest.

It’s again!

You want to sell your home but you want to rip out and redo the bathroom before you do, so your house will sell for more, right?

Stop it, right there!

Some of the best things you can do with the highest return on investment, include simple things, with the #1 item being giving your home a fresh coat of paint! Seems simple, but believe it or not it’s hard for buyers to see past that dark purple room you let your daughter paint herself, or the hunter green you painted your living room to match your camouflage curtains and antler lamp shades.

Some of my personal favorite simple fixes/upgrades:
Powerwashing the siding and cleaning the gutters.
Fix screens and make sure they’re all there.
Lightbulbs should match. We don’t need 2 cool white bulbs and one warm white bulb above the bathroom vanity.
Clean up the yard/porch/deck/driveway. I’m talking if it’s winter, plowing/shoveling and salting. Spring/summer/fall, clean up the flower beds and hit them with some fresh mulch. Mow the grass and pick up leaves. Put a nice “welcome” mat on the front porch. Clean out and wipe down the porch light. Cracks in the driveway? Get the weeds out of those.
Inside, make sure you’re getting the spots you don’t really think about. Wipe your baseboards, clean light switches and door frames, clean windows and windowsills. Dust ceiling fans. Scrub the carpet.

As for the bathroom that could use an update… fresh paint and a good scrub down will have it looking good as new!

I’ve heard it countless times when doing a market analysis…

“But they’re selling the house down the street for $___,___”

Honey that’s not a comparable, that’s your competition. Until that house sells, we don’t know what they’re *actually* selling it for.

Take this one, for example…
List price when it sold was $129,900, originally listed for $149,900. 132 days after listing, and for $30k less, this home sold for $119,000.

When I do a market analysis, I sit down, I look at listings similar to yours that have sold, and I consider your competition. I go through and I pick apart listings. Sometimes I have to put my work down and come back to it later. Sometimes I need a second set of eyes (thanks Brad Foltz 😉). But once I have my report together and it’s been printed, you can rest assured, I didn’t come up with my recommended list price out of thin air, and I am handing you that report with full confidence.

Say Sally and Sharon are neighbors, and their houses are 100% identical, except Sharon has a pool. Sally sells her house and Sharon just couldn’t believe how much she got for her house! Sharon thinks to herself 🤔 “well if Sally got that much for her house, I should be able to get more because I have a pool!” So, Sally calls the market analysis pros, to have them list her house… She tells them about Sally selling her house, and because Sharon has a pool, she’d like to list for more than what Sally’s house sold for.

If Sally’s house sold for $275,000, how much more should Sharon list her house for?
