Next up for getting your home ready to sell....DECLUTTER!!!!! I am the opposite of a hoarder, so if you hire me as your REALTOR®️, I will personally come help you!!!! Decluttering helps emphasize the space the home has, and you will be packing this stuff up to move anyways. A buyer would rather see boxes in the garage that you have started packing than kitchen counters with all of the appliances and closets busting at the seams!!! How to get your house ready to sell....Let's talk about adding curb appeal. This is the buyers first impression of your home! Fresh paint or stain on your front door, nice address numbers-you can order these on Etsy, get them at Lowe's or DIY from Hobby Lobby! A clean fresh mailbox and light by the front door are inexpensive ways to update. Clean those cobwebs by the front door, and you don't have to completely redo your landscaping, but trimming hedges back, fresh mulch and a few flowers go a long way!

So Yesterday I posted about getting ready to sell your home. Let's talk about home maintenance! Simple things you can do that will knock a few pages off of the inspection report (less pages are less scary to a buyer!)
1. Clean air filter
2. Clean out the dryer vent
3. Clean the gutters
4. Repair any rotten wood, I see this a lot on door frames to the backyard and garage, on the eaves of the house, these will get called as a lender required repair for FHA and VA loans.
5. Replace all burnt out lightbulbs-an inspector is required to write this up as possibly an electrical problem or burnt out light bulb on the inspection report.
6. That faucet that leaks at the handle in the bathroom but you are just used to it.....replace the faucet.
7. Clean out hair that is clogging drains-a plumber will charge you quite a bit to do this!

Let's talk about home appraisals.....these are not the same as tax appraisals. The tax appraiser simply drives by and does not see the inside of your home. A home appraiser goes in and checks the condition of rhe home and then pulls comps of similar homes in a close vicinity and then makes adjustments for things like lot size, one garage vs two garage, a shop or storage building to determine their opinion of the value of the home. The home must appraiser for the sales price or the buyer can terminate, the seller can come down to appraised value, or if is your dream home, the buyer may be willing to pay the cash difference between the sales price and appraised value.
