On the fence about new real estate? Want to know a secret?... Everyone feels the same way as you!

The market has been through some wild twists and turns, but we are starting to see things cool down, a little.

Even if you're not able to buy anything now, it's a good plan to have someone looking out for you so when the right time comes, you are ready to swoop in for the right house.

If you're a buyer and waiting for interest rates to come down, it's going to be a long time (5+years) before we see anything close to what we had in 2018-2020. Thats if nothing else major happens. Rates are moving down at the speed of smell while prices are starting to drop back into reasonable ranges. Once the price is right, the houses will disappear fast! You can always refinance once rates are lower in the future. But homes wont wait for you to act.

And for all my sellers. If you're constantly being low-balled, chances are you're actually priced too high. I know you neighbors sold for 500k but it was a year ago. And the best taste of reality is to be honest about your house comparisons. This is the down trend, the dip, and it's time to decide to sell or hold long. Just remember, profit is profit! And the window to gain anything back is closing on us all fast!

Want to have an easier home buying experience? Tell the realtor your true intentions and the real cash you have available right from the get-go. This way we can give our team more time to work the numbers so you can still get the house you want!

At the end of the day, I don't want to see you "settle" for less than what you've earned. But you still need to live comfortably!
