Rates are moving higher again, with the 10-year Treasury up about 6 bps today—pushing mortgage rates to their highest levels in over a month. We continue to see fast reactions in rates based on bond market movements.

One key trend I’m watching is rent data. New lease pricing is trending lower, which typically flows into inflation data with a lag. If that continues, it could help ease inflation later this year and eventually support lower rates.

Key Economic Data This Week:
• Wednesday: Mortgage Apps + ADP Employment (~100K expected)
• Friday: BLS Jobs Report (~60K expected, 4.3% unemployment)

Overall, this remains a reactive market driven by inflation expectations, oil prices, and incoming data. Expect continued volatility with a slight upward bias in rates for now.

Current Rate Ranges (well-qualified buyers):
• Conventional 30 Year: 6.50% – 6.625% ⬆️
