May has been busy… and we’re not even at the peak of the market yet.

Started the month listing a tear-down fixer in Portland and had multiple offers the first week. It’s headed to a developer building new cottages.

Then helped a dear friend list their home in King City’s 55+ community. Took a few weekends of open houses, but we got an offer today!

Next up was a great single-level home in Sandy. Perfect starter home or downsizer. Available now at $450,000 and currently the only single-level home on the market in Sandy under $500k. Open House this weekend, DM for info.

Then Memorial Day weekend reminded me why relationships matter in this business. A former colleague picked up the phone and called me to help her family write an offer on an awesome off-grid cabin in the woods near Cougar, Washington by the reservoirs.

Different properties. Different clients. Different situations. That’s what keeps this job interesting.

Rural properties hit different, and so do the problems hiding underground. 👀

A well that hasn’t been tested since 2008 isn’t automatically a dealbreaker. But if you don’t know what to test for before you buy, that “dream property” can get expensive fast.

Most buyers only hear about the basic water test. That’s just the starting point.

If you’re buying rural property in Clackamas County, make sure your agent actually understands wells, septic systems, and what can blindside you after closing.

You didn’t miss the market. You just can’t wing it anymore.

Sellers keep saying they’re too late, but buyers are still out here. They’re just done overpaying for homes that aren’t ready.

The buyers winning aren’t throwing low offers at any house, they’re targeting the right homes and negotiating smart.

3 signals just moved in the right direction this week.

Pending sales ⬆️
Mortgage applications ⬆️
New listings ⬆️

That’s not something we’ve been able to say consistently lately.

Buyers are still making moves.
Sellers are stepping back in.

But here’s where it gets interesting.

The conversation around the Fed is starting to shift, and if policy actually plays out the way some are predicting, it could have a real impact on mortgage rates.

Could be a tailwind for housing, or not.

Everyone thinks new construction = no problems…
That’s just not what I’ve seen.

I’ve walked brand new homes with:
✅ Missed details
✅ Sloppy finishes
✅ Things that cost real money later

And some buyers never even check.

Builders have inspectors…
but they don’t represent you.

In areas like Happy Valley and Oregon City where new builds are everywhere right now,
this is one of the biggest mistakes I see buyers make.

Your Zestimate isn’t your home value…
it’s a guess.

Sometimes it’s close.
Sometimes it’s WAY off.

Because Zillow doesn’t know:
✅ Your upgrades
✅ Your condition
✅ Your neighbors
✅ Or what buyers are actually doing right now

And in this market?
That difference can be tens of thousands of dollars.

I’ve seen two homes in the same neighborhood sell $75K apart.
