Selling your home takes more than putting a sign in the yard and waiting for a buyer. 🏡

A strong sale starts with a plan: understanding the market, preparing the home, choosing the right pricing strategy, creating quality marketing, and making sure your property stands out when buyers first see it.

The first days on the market can be especially important, which is why I like to have the details worked out before we ever go live. From photography and presentation to showing strategy, buyer feedback, offer evaluation, and negotiations, every piece should support the same goal.

And that goal isn’t simply getting your home listed. It’s getting it sold on terms that make sense for you.

Buying a home? One of the best things you can do after getting preapproved and especially once you’re under contract is keep your financial picture as steady as possible. 🏡💰

Your lender may review your credit, employment, income, assets, and debts again before closing, so seemingly normal financial decisions can sometimes create unexpected delays.

Until you have the keys in hand, it’s generally a good idea to talk with your loan officer before making any major financial changes, including:

Opening or closing credit accounts
Financing a vehicle, furniture, appliances, or other large purchases
Changing jobs or how you’re paid
Moving large amounts of money between accounts
Making large cash deposits that may be difficult to document
Co-signing a loan for someone else
Running up credit card balances

Even if you have plenty of money available, lenders may need documentation explaining where funds came from or why something changed.

The goal isn’t to put your life on hold—it’s simply to communicate with your lender before making a move that could affect your financing.

A little preparation and communication can make the road from accepted offer to closing day a whole lot smoother. 🔑

Any one have about 1200 sq foot of space that they are not using for a short term lease (6 months) or ideally a per day use charge for times used. I have a friend that owns a fi****ms instruction business and is looking for a new space short term until next year and then looking for long term. They wouldn't do live fire ammo in the facility but would run drills and such. The availability of putting up temp walls to make the space function is a possibility as well. Looking within a 25 mile radius of CDA. Reach out if you have any info or a space in mind. Thanks in advance.
