Pretty staging can distract you from the stuff that matters more.

In older suburban homes, I tell buyers to focus on drainage, window age, electrical updates, and whether the layout can work long term. Those clues help you compare homes with a clearer head.

Think through 5 buckets early: earnest money, inspections, appraisal and other loan costs, title taxes and insurance, and moving or move-in fixes. Having that full budget mapped out can make the next decision feel a lot less stressful.

If you want the best return, start with the fixes that make a home feel cared for right away.

• Fix leaks, stains, and anything tied to water or safety
• Patch cracked caulk, loose hardware, sticky doors, and torn screens
• Refresh bold or scuffed paint and replace burnt-out bulbs
• Let the full kitchen or bath remodel wait unless the whole house truly needs it

Around Media and the western suburbs, clean and well maintained usually beats over-renovated.
