Huge shoutout to Chris & Kate for the kindest words and for trusting us with such a big season of change! 🏡🫶🏼

What started as “our basement is basically our storage room” turned into a bigger conversation about space… especially when grandma and grandpa came to visit and it became clear they needed a home that truly worked for their life.

That’s one of our favorite parts of what we do: helping people recognize when their home no longer fits the season they’re in, and helping them find one that does!

There’s something really special about this season! ❤️🎄✨

Opening Christmas cards from addresses that once started as showings, conversations, and offers NEVER gets old.

Watching our clients turn houses into homes, and then lives, memories, and traditions is the greatest part of what we do.
Our jobs will always feel a little extra magical when we get to be part of stories like these.

Thankful for our clients, the stories we’ve shared, and the memories still being made behind those front doors! As we head into Christmas week, we’re wishing all of you a season filled with warmth, joy, and moments that feel just like this!

We hear it all the time:
“I’m just waiting for rates to drop.”

Here’s the reality most buyers don’t hear explained clearly ⬇️

• When rates drop, buyer demand spikes
• More buyers = more competition
• More competition = higher prices and multiple offers

On the flip side, when rates are higher:
• Competition is lower
• Buyers often have more negotiating power
• Prices tend to be more stable
• You can buy without the chaos

And here’s the part that matters most:
You can refinance your interest rate later.
You cannot refinance the purchase price.
You also can’t get back the equity you didn’t build, or the rent you paid while waiting…

There’s no one-size-fits-all answer, and timing the market perfectly isn’t the goal. The goal is buying when you’re ready, with a smart plan, and adjusting later when opportunities arise!

That’s how long term buyers win.
