After last night’s storm, I thought I’d share something many homeowners don’t realize.

Not every hail storm actually causes roof damage. In some cases, filing an insurance claim without confirmed damage can still create a claim history entry, even if nothing ends up being approved.

Before filing a claim, it’s helpful to check a few things first:

• Have a trusted contractor confirm there is actual storm damage
• Review your deductible and roof coverage with your insurance agent
• Many policies now have separate wind/hail deductibles
• Some roofs are insured for Actual Cash Value (ACV) instead of replacement cost, which means depreciation may apply

Taking a few minutes to check these things first can help homeowners avoid unnecessary claims and surprises later.

Stopped by Neighbors Coffee + Hospitality (8135 The Paseo, KCMO 64131) and was reminded why I love supporting local businesses with a mission and highly recommend that you stop buy for a visit (and the cinnamon-sugar toast).

This nonprofit coffee shop not only serves affordable, great coffee, they also employ young adults aging out of foster care through a paid 6-month apprenticeship program.

It is more than job training. Apprentices receive life coaching, financial literacy education, college prep guidance, and mental health support, all through a strong network of local partnerships.

Coffee with purpose. Community in action.
