I swear real estate has permanently changed the way I look at houses now.

I notice EVERYTHING.

Lighting, materials, layout, staging… even the way a home feels emotionally.

Two homes can have similar prices and square footage, but create completely different reactions the second you walk in.

The way people connect to a home is honestly one of the most interesting parts of real estate to me.

Before every open house, there’s always a little behind-the-scenes prep that people don’t really see.

Wiping things down, adjusting details, making sure it smells good, and making the home feel welcoming before anyone walks in 🏡

Still early in my real estate career, but I genuinely enjoy this part of it.

Getting into real estate has made me realize that people don’t just fall in love with features… they fall in love with a feeling.

Some homes feel welcoming the second you arrive, and this one definitely had that energy. The palms, the warm tones, the quiet behind the gates… it honestly felt like a little escape from reality for a minute 🌴☀️

Maybe it’s because it’s Cinco de Mayo, but this place gave me major villa getaway vibes 😌🌮🌴

Buyers don’t just shop for homes…
they react to how a home feels.

The same space can look completely different depending on how it’s presented.

Lighting.
Staging.
Angles.
Editing.

Most buyers decide in seconds whether a home is worth seeing just from the photos.

Presentation isn’t extra.
It’s everything.

I just learned this and had to share.

Some first-time homebuyer programs, especially those with down payment assistance, may require you to live in the home for a certain number of years (often around 3–5).

If you move out, sell, or refinance too early, you may have to repay some or all of that assistance, sometimes on a prorated basis.

Definitely something to be aware of if you’re thinking about buying for the first time.

Every program is different, but this is exactly why I’m always learning.

There’s a lot more to buying than people realize.
