A few weeks ago, you might have seen me on WSFA giving away my Downsizing Guide! If you missed it? I’ll drop the link below. 👇 Before I became a Realtor, I actually spent 20 years as an Occupational Therapist.

I walked into homes every day and saw firsthand how the way we live changes as we age. I helped people figure out how to stay safely in the homes they loved, when changes needed to be made, and sometimes when the home they had loved for years simply wasn’t working for them anymore.

I didn’t know it then, but that experience would become such an important part of the Realtor I am today.

And that’s what landed me on our local news station for a few minutes!

During my Community Spotlight with WSFA, we talked about this unique combination of my OT background and real estate experience and shared a resource I created specifically for people who are thinking about downsizing.

I heard this recently, and after the last few weeks in real estate… I felt it.

Social media is really good at showing you the closings.
The SOLD signs. The keys. The happy families standing on the front porch.

And those things are worth celebrating.

But there’s another side of this business we don’t post about nearly as much.

The deal that falls apart after weeks of work.

And it’s not just a “lost closing.” There’s a family on the other side of it who may have just lost the house they had already pictured themselves living in. There are sellers who packed their belongings, made plans and thought they knew what their next chapter looked like.

There are the transactions that keep you up at night because you’re trying every possible way to hold them together.

There are hours spent researching, showing homes, writing offers, making phone calls, driving all over the place and missing time with your own family… only to realize the person you were working so hard for never really intended to be loyal to you.

And yes, sometimes that one stings.

There’s money we spend that no one sees. Time away from our families that we don’t get back. Problems we’re trying to solve behind the scenes while still smiling, answering the phone and showing up for the next person who needs us.

Sometimes we do everything right and it still doesn’t work out.

That’s business.

But when you genuinely care about the people you work with, it doesn’t always feel like “just business.”

I love what I do. I’m incredibly grateful for the people who trust me with some of the biggest decisions of their lives. And I wouldn’t trade this career.

But I also think there’s room to be honest about the fact that some weeks are hard.

You can love your business and need a break from it.
You can be grateful and still be disappointed.
You can be successful and still have days that knock the wind out of you.

Because the highlights are real.
But so are the hard parts.

And I think there’s room to show both. 🤍🌊

To be honest there are really just 4 things that affect the sale of your home. And 3 of them are 100% in your control as the homeowner:

1) Condition. Is your home move in ready? A fixer upper? Or somewhere in between?

2) Marketing. What will you do to make sure your home gets the most exposure possible? Or what marketing strategies does your agent bring to the table?

3) Price. Is your home priced according to its location and condition? Do you prioritize selling quickly? Or for top dollar?

The only factor YOU really can't control is Time.

"How long will it take my home to sell?" is the most frequently asked question I get on listing appointments. And the truth is I don't know. No one does.

But in my professional experience, if the homeowner focuses on what IS in their control? And is willing to make adjustments to the condition, the marketing, or the price accordingly?

The timeline takes care of itself.
