One of the simplest ways to build confidence during a showing is a quick, intentional look at the windows. It takes less than a minute and can surface issues early—before they become negotiation surprises.

Here’s a fast, agent-friendly checklist you can walk through with your clients:

1. Open & close smoothly
Have your client operate a couple of windows. They should move easily and stay in position. Sticking, sagging, or dropping can indicate wear, balance issues, or frame movement.
2. Check the seals
Look for fogging or moisture between panes—a sign the insulated glass seal has failed. It doesn’t always mean immediate replacement, but it’s a cost your buyer should understand.
3. Look at frames & sills
Scan for soft wood, peeling paint, swelling, or dark staining. These can point to past or ongoing moisture intrusion.
4. Lock & latch function
Confirm locks engage properly. This is both a safety and security item your clients will care about.
5. Drafts & air leakage
On cooler days, a quick hand check around the edges can reveal drafts. Gaps may be minor (weatherstripping) or signal older or inefficient units.
6. Exterior glance (when possible)
From outside, look for cracked caulking, gaps, or deteriorated trim—common entry points for water.
7. Check weep holes
On many window types (especially vinyl), small weep holes at the bottom allow water to drain out. Make sure they are clear of debris, dirt, or paint—blocked weep holes can trap moisture and lead to damage over time.

The advantage for you:
Catching these details early helps your clients feel informed and in control—reducing surprises, strengthening your credibility, and keeping the transaction moving forward with confidence.

When you have an upcoming inspection, we would value the opportunity to work with you and your clients. Choosing Twin Peaks Home Inspections helps ensure your clients a smooth, professional experience from start to finish. We look forward to working with you and wish you a successful 2026

Agents — the spring market is here, and with it comes a new set of challenges that can impact your deals.
As the snow melts, we’re already seeing:

• Roof damage from ice dams and heavy snow loads
• Water intrusion and grading issues around foundations
• Exterior deterioration that wasn’t visible during winter showings
• Drainage issues that can raise concerns during an inspection

These are the types of findings that can either be handled smoothly… or create unnecessary concern and derail momentum.
At Twin Peaks Home Inspections, our focus goes beyond the inspection itself — we take the time to understand your clients, how they’re feeling, and where they are in the process.
We communicate in a way that keeps them informed, confident, and comfortable with their purchase, while reinforcing the trust they’ve already placed in you as their agent.
We understand how much work goes into getting a client to the closing table, and we take that responsibility seriously.
If you’re looking for an inspection partner who helps protect your clients, your reputation, and your transactions — let’s connect.

The Importance of Home Maintenance — Harley Found Another One

At Twin Peaks Home Inspections, we always say the biggest issues in a home are usually the ones you can’t see.

This time, Harley uncovered a hidden plumbing leak behind the wall — something that started small but had the potential to turn into costly structural damage, mold growth, and thousands of dollars in repairs.

Routine home maintenance isn’t just about preventing emergencies — it’s about protecting your investment, your clients, and the long-term value of the property.

For homeowners, it means fewer surprises and lower repair costs.
For real estate professionals, it means smoother transactions and more confident buyers.

The good news? Most major water issues give subtle warning signs long before they become serious — if you know where to look.

🔧 Plumbing Maintenance Checklist

Every 6 Months:
• Check under sinks for moisture, staining, or slow drips
• Inspect around toilets for movement or water at the base
• Look at ceilings and walls for new discoloration or bubbling paint
• Test all faucets for proper pressure and drainage speed
• Verify the sump pump is operational (if present)

Once Per Year:
• Inspect the water heater for corrosion, leaks, or aging components
• Check visible supply lines and shut-off valves
• Flush the water heater (per manufacturer recommendations)
• Examine caulking and grout at tubs/showers for gaps
• Have the main shut-off valve located and tested
