One of the simplest ways to build confidence during a showing is a quick, intentional look at the windows. It takes less than a minute and can surface issues early—before they become negotiation surprises.

Here’s a fast, agent-friendly checklist you can walk through with your clients:

1. Open & close smoothly
Have your client operate a couple of windows. They should move easily and stay in position. Sticking, sagging, or dropping can indicate wear, balance issues, or frame movement.
2. Check the seals
Look for fogging or moisture between panes—a sign the insulated glass seal has failed. It doesn’t always mean immediate replacement, but it’s a cost your buyer should understand.
3. Look at frames & sills
Scan for soft wood, peeling paint, swelling, or dark staining. These can point to past or ongoing moisture intrusion.
4. Lock & latch function
Confirm locks engage properly. This is both a safety and security item your clients will care about.
5. Drafts & air leakage
On cooler days, a quick hand check around the edges can reveal drafts. Gaps may be minor (weatherstripping) or signal older or inefficient units.
6. Exterior glance (when possible)
From outside, look for cracked caulking, gaps, or deteriorated trim—common entry points for water.
7. Check weep holes
On many window types (especially vinyl), small weep holes at the bottom allow water to drain out. Make sure they are clear of debris, dirt, or paint—blocked weep holes can trap moisture and lead to damage over time.
