🌟 Just piloted my flight back to Leesburg Executive Airport and flew over one of my favorite spots in Round Hill, VA! ✈️ The view from above was amazing as it was a beautiful afternoon.

🛬 I’ve been there many times, and their freshly made cinnamon rolls for brunch are an absolute treat. Perfectly crispy on the outside and soft, gooey goodness on the inside. 🍴

🍺 If you’re ever in the area, you have to check it out. It’s a must-visit!

Today, like many others, I pause to remember a day that changed our world forever. On this morning 22 years ago, I was at my desk serving with the Air Force as a DOD employee at RAF Lakenheath, when we first heard the news of a plane crashing into the towers in NYC. The weight of that moment, the disbelief, and the subsequent realization of the magnitude of the events of 9/11 are still fresh in my memory.

We remember the nearly 3,000 souls lost, the heroes who rushed in when others were rushing out, and the unity and resilience our nation showed in the face of unimaginable tragedy. Our hearts go out to the families forever changed on that day. 🕊️

May we never forget the lessons of compassion, unity, and resilience that this day taught us. Let's continue to build bridges, support our neighbors, and hold our loved ones close.

Inflation moves lower 📈

CPI (Consumer Price Index = inflation for consumers) dropped more than expected, from +4.0% YoY in May to +3.0% YoY in June. And PPI (Producer Price Index = inflation for businesses) fell from +0.9% YoY in May to +0.1% YoY (basically flat!) in June. Both CPI and PPI are down massively from their peaks, but the Fed is still expected to raise rates by another +25 bps (one-quarter of 1%) on July 26.

📈 Inflation moves lower / Back into the sixes

Bond prices rocketed higher this week in reaction to the lower inflation (CPI & PPI) numbers. This allowed average 30-yr mortgage rates (no points purchased) to move below 7% for the first time since mid-June. Make no mistake, homebuyer demand remains robust.

It's just affordability (mortgage rates) and availability (supply of homes for sale) that have constrained sales.

Great news! Not even the Fed can deny that inflation is fading fast with CPI dropping to +3.0% YoY and PPI plunging to +0.1% YoY in June. Mortgage rates responded, moving back into the 6% range. If you're thinking about buying, don't forget that homeownership is more than just a great investment.
