JUST SOLD!!! ๐ŸŽ‰๐ŸŽ‰This one has a special story & feels like the culmination of blood, sweat, tears andโ€ฆfate.

Most real estate transactions are around 30 daysโ€ฆbut this story goes back 4 years, to January 2020. We all remember that time right, excited and hopeful for what an amazing year it would be ๐Ÿ˜ณ๐Ÿฅด I found myself at a cross roads. I wanted to bring in some more income for our family. I had two choices, comfort zone or outside my comfort zone. Go back to making coffee-it was safe, I knew it well, the money was good, hours were somewhat flexible. But something told me, it was a step backwards. Coffee was always my fall back. So I thought, option 2. What if I tried something new? But what? So I asked myself, what do I enjoy and what am I good at. I landed on cleaning. I was the child that never had to be told to clean my room. Everything always had a place. In fact, I used to clean my best friends room before we would start playing when I would go to her house ๐Ÿ˜‚. What if I started my own cleaning business?!? I reached out to one of my best friends who had her own business, she let me shadow her on a couple of her cleans, gave me some pointers about what products I would need and that was it. I wonder if anyone would want help cleaning their house was my next thought. Well within a day of posting on Facebook and my neighborhood page I probably had over 30 families interested ๐Ÿ˜ณ I knew I had to meet everyone first and get a feel for the vibe of their home and make sure I felt safe and comfortable.

The moment I met Rachel I felt at ease. We chatted and felt like old friends within minutes. I began cleaning for her family the next week. Of course a couple months later the world shut down and life as we knew it would never quite be the same. I took a couple months off and began cleaning again for familyโ€™s who felt comfortable with it in early summer. The Champs are a big family so there was usually someone home when I cleaned there. I would find something to talk about with each of them and enjoyed hearing about what was going on in their life. I cleaned around the fresh rose that Arron always had for his wife in their bathroom and thought โ€œwhat a love storyโ€ ๐Ÿฅฐ You know the people that are just good people, to their core, yeah, thatโ€™s this family. Blessed to know them and have them in my life!

As the year went on I found myself loving the parts of it of the job, making my own schedule and still being able to be at everything for my kids and also feeling like I was using one of my gifts to bless people- It felt good knowing busy families were coming home to a clean home and that it was one less task they had to manage. But it was also a lot-que the sweat portion of the story ๐Ÿ˜… cleaning 4 (2200+ sq foot) homes, plus my own every week.

In January of 2021 I began to think, hmm this is great for now, but what could I see myself doing long term, and what has more potential for growth, as a person and for income. Enter the thought โ€œreal estateโ€ I pushed aside the fears and lies of why I couldnโ€™t do it aside and met with a few agents I know. They said โ€œif I can do it, you can do it.โ€ The thoughts of numbers, statistics, legalities and all that scared me, but I love people and I care about people deeply. When it comes to listening to people, helping them and truly caring about their story, yeah I think I could be really great at that.

So I was all in, spent every spare minute studying and completing my course and somehow passed the test on my first attempt! (That test is no joke ๐Ÿ˜ฐ)

About a month into my new career I got a text from Rachel saying they found their dream home and could I help them write an offer!? I didnโ€™t even know they were thinking of moving! I scheduled us an appointment and we went and saw the dreamiest remodeled farmhouse with the full wrap around porch ๐Ÿฅฐ and an ADU perfect for their oldest daughter and her soon to be husband. I wanted them to get it so badly! But this was 2021, remember how crazy that market was ๐Ÿคช๐Ÿซ  I think there were at least 5 other offers and we got outbid by 100k. ๐Ÿ˜ญ

Over the next 3 years we would look at homes that met their criteria but none were just right. Until this April, the night before my birthday in fact, I was about to go to sleep and opened up my email to Rachel saying they found it! 20 acres in Eatonville, Mountain View. Enough space for all their family! This was the one! The next week moved quickly, we viewed the home and prayed nobody else would come in and compete for it. A few days later our offer was ACCEPTED! ๐Ÿ˜ฑ๐Ÿ™Œ๐Ÿผ๐Ÿ™๐Ÿผ This now meant their current home had to be on the market in 5 days. All hands on deck they got it ready and the house shined! ๐Ÿ˜Beautiful listing photos, marketed it everywhere I could & 2 open houses later we had multiple offers & quite the bidding war. We ended up 20k above list price and set to close the end of May. Last week we had back to back closings, their current home on Wednesday and their forever home Thursday! ๐ŸŽ‰๐Ÿ™Œ๐Ÿผ This one had a lot of moving parts and the ENTIRE team was amazing!! I love being able to SHOW my kids that you can do anything if youโ€™re willing to put in work, stand up and keep going after setbacks and minor failures and believe in yourself-even if you have doubts, even if it doesnโ€™t make sense and even when the road seems slow and frustrating and daunting.

Connection-the ties that bind us in life. People who welcomed me, as a stranger into their home to clean it, became friends, who then chose me & stuck with me for YEARS to represent them in the biggest transaction of their lives! CLOSED!! ๐ŸŽ‰๐ŸŽ‰ My client was referred to me months ago and after we began the process he began to have second thoughts due to the rates and prices. I told him no pressure at all, reach back out if and when the time felt right for him. To my surprise he reached out a few months later and was ready to begin again. We toured about 10 homes and made an offer on one he really loved. Unfortunately ours wasnโ€™t chosen but since I had great communication with the listing agent she told us about a new build community that turned out to be an even better fit for my client! He was able to secure the last single story! Iโ€™m so thrilled for him & his sweet daughter & granddaughter and I know they will make wonderful memories in their beautiful new home! When I dropped off his closing gift he said it was the best home buying process heโ€™s ever been through! ๐Ÿ˜๐ŸŽ‰

So whatโ€™s the secret? How can you do that?

The trick is to get more *engagement* with your listing.

So what does listing engagement look like? Here are 4 really important things that I focus on! ๐Ÿ‘‡๐Ÿผ

1) A competitive price! Get more eyes on your home by pricing it right. You want to attract the most buyers while still netting the most value! I always do my due diligence of looking into all the comparable properties & presenting my sellers with a CMA containing the data they need to help determine their list price.

2) Making sure your home is show ready ๐Ÿคฉ Depersonalize and add in staging when appropriate. Staging your home doesnโ€™t have to break the bank - a little effort goes a long way. Buyers need to picture themselves in your home, and a well-staged space makes it easier for them to do that.

3) Picture this: scroll-stopping photos that make buyers KNOW they have to see your home in person! ๐Ÿ˜ First impressions matter! High-quality, professional photos are an absolute MUST with me! ๐Ÿ“ธ

4) Have a trusted agent on your side. ๐Ÿ™‹๐Ÿผโ€โ™€๏ธ Every home, every market, and every situation is different. Thereโ€™s no โ€œone size fits allโ€ when it comes to real estate. Having an agent you love and trust (hi!) on your side is critical so you are protected throughout the transaction.
