Labor Day is just around the corner! But before you start planning your epic end-of-summer bash, take a weekend and prep your home for the changing of the seasons.

If the summer heat has you dazed and confused when it comes to all things home maintenance, here are 5 tasks perfect for tackling this time of year:

1. Deep clean rugs and carpets. The warm weather will help them dry quicker.
2. Clean and organize your home’s “drop zone.” Back-to-school is just days away! 
3. Clean and store summer gear like sports equipment, (still) sandy beach chairs, and camping supplies.
4. Clean vehicle interiors. All that travel took a number on your car. Now’s the time to get ready for the school year runaround. 
5. Organize closets, and if you have little ones, have them try on. I’m guessing not much will fit!

1. Do your homework. As lucrative as landlording can be, it can devastate and consume if you sink funds in the wrong property.
2. Choose a prime location. Location to schools, tourist attractions, restaurants, shopping, and green spaces should be thought through. Enlist an agent's help to identify hot zip codes and neighborhoods.
3. Know the law. Sure, you’re about to rake in some cash, but you’ll also rake in some headaches if you don’t know your legal responsibilities as a landlord. Study our state's laws and consult with an attorney to ensure you understand.

WHAT YOU NEED TO KNOW BEFORE BUYING HOME INSURANCE

The time has come to buy your home sweet home, and now you’re thinking about all things home insurance. Let’s do a quick rundown on what you need to know:

FIRST, WHAT EVEN IS HOME INSURANCE?

Think of home insurance as a financial security blanket for your home and belongings. It protects you from the costs of rebuilding after a fire, replacing stolen items, repairing your home from storm damage, or liability claims if someone is injured on your property. If you plan to finance your home (i.e., get a mortgage), your lender will require you to have home insurance.

SO WHAT KIND DO I NEED?

The most common type of homeowner insurance is an HO-3 policy, which covers your home, belongings, liability, additional living expenses, and medical payments.

HOW MUCH WILL IT COST?

The average home insurance policy varies by state, but to give you an idea, the national average in 2022 is $1,383 per year for a policy with $250,000 in coverage. Remember that your home insurance premium is paid in monthly installments as part of your mortgage payment.

Being a landlord is awesome, so long as you know what you’re walking into. And trust me—it’s way more than getting a check in the mailbox every month (although that is one of the main perks!). ⁣

If you’re thinking about adding “landlord” to your resume, go in with your eyes wide open with these three tips:⁣

While kind and friendly tenants are easy to work with, “kind and friendly” doesn't always pay the rent. Run thorough background checks on potential tenants by calling references, checking credit scores, and reviewing finances. Make this a non-negotiable no matter how friendly they appear.⁣
Build up enough savings so you can comfortably cover your obligations for a month or two without tenants in place. Why? Because tenants won’t pay on time or you’ll have gaps as old tenants move out and new tenants move in.⁣
Talk with a property management company and at least consider using their services to facilitate the lease and collect payments. Most charge a monthly fee of between 8% – 12% of the monthly rent collected. If the rent is $1,200 a month, that’s about $120 for someone else to handle it all. Totally. Worth. It. ⁣
