We are passionate about creating generational wealth using real estate, and part of that is teaching and showing our kids how to handle assets...but you never know if they are dismissing what you teach them.

So while we about and , are they listening? Or am I just a nerd scribbling on a whiteboard in front of them??

Cut to our daughter, who tried to get her first job ever as a lifeguard this summer but was told at the last minute that she was too young.

Instead of taking no for an answer, which is what I would've done at her age (and got back to playing my Sega Genesis), she started her own business and put up flyers advertising swimming lessons.

Now she is creating more income than she would have had otherwise, learning and how to recognize , plus fulfilling a need in our community.

Please excuse the brag, but if we don't celebrate our kids, then who will? Keep pouring positive energy in your kids, teach them to value their time and their own talents/skills, and watch those seeds grow and flourish!

So hard to just FOCUS on one thing when you have so many ideas to try, creatives to test, because you want to stretch yourself and grow. Remember the saying: "The person who chases 2 rabbits catches none."

Pick one objective, create 5 goals for that one thing, and put on the horse blinders. That's what I'm telling myself...right after I finish buying another course!

Getting into a new niche for this single family home investment. It's in a great location--close to 2 hospitals and doctor's offices--to change it to a medium-term rental for the niche we are targeting: travel nurses and medical professionals. We will keep you updated on this journey.

We wouldn't take this risk if we didn't have a good Plan B: we can always go back to long-term renters if this doesn't work out. This will be our first time ever doing this but nothing risked, nothing gained, and we can't move through this life full of fear and complacency. and . Plus, we got help! Let's go!!!

We first learned this, I think, from listening to Biggerpockets but also heard different versions from other great, sage investors. It is such a great principle so you don't go to meet sellers that you can't offer any help. I don't want to waste sellers' time or our time if we can't offer solutions to buying their house that they want. As long as there is at least 1 of the 4, we proceed. If not, we....FOLLOW UP (in 6 months).

This is a great exercise to learn about yourself and what really gets you out of bed each day. Otherwise, you won't truly understand why you make the decisions you make, why you feel one way when everyone else around you feels another, or the 'cognitive dissonance' that hits you while going through this life journey. I think it's important to keep first things first and remember why we do what we do. Take time, introspect, and know yourself. If you're up for it, make your own list!

And when you think about it, money is not the real reason we do what we do.

Our number 3 may be surprising, but stagnation--repeatedly hitting glass ceilings for example--feels like dying. And if this is you, you are not alone...some of the greatest entrepreneurs and investors of our time have admitted the same. If we're doing the same thing at the same level complaining of the same problem with the same people while stuck at the same obstacle that we were 5 years ago, then we've wasted 5 years of our life. Life is too short and too precious for that. is life

Went on appointment to check out a package deal of 4 houses. So glad we went and not depend on google maps to check out the area...saw some things that weren't on the virtual map. As excited as we were, we work hard to focus on numbers and principles first: the neighborhood, the local market changes, closest grocery store, school district, etc. We had to pass on this deal. But we learned even more about this market so there's always a silver lining!

So, my son wants to learn more about real estate.

What better way than to teach him how to figure out the return on investment (ROI) in the first year?

Finally, he gets to use math that can change his life forever...and using his calculator wasn't considered cheating.

How much financial education did you learn in school? We didn't learn any, and I think that's true for most people, no matter the [terminal] degree you have.

Because of that, we have had to learn it on our own through reading a lot, listening to podcasts and Youtube channels...and we know that this is something our youth should learn. It can be the seed to something greater than what we have done.

We're not gurus, but we know how to pray, how to study, and apply the knowledge. Go slowly in this investing journey, and GROW.

Before I had the investor mindset...
I'd see this in a house and take out running. I'd say to myself, "Why would anyone want to buy in their right mind buy this house?!" Then I'd never call the showing agent again.

Now with the
I'd see this house and hug my agent and say, "Thank you so much for this gem!"

One of the great things about what we do is creating beauty out of something broken. What greater feeling is there. Plus, depending on your exit strategy, you can directly produce wealth that lasts generations.

The numbers worked for this property, so yes, we bought it..and high-fived our agent.

Sometimes pain can open your eyes to your flaws. In this our pain came from the wrong mindset of focusing only on working for money and not believing that we could make money work for us. After all, we never heard of any successful people investing in real estate, only horror stories from friends, colleagues, etc.

It wasn't until we prayed and studied for ourselves that we changed our mindset.

How many times did we accept advice from people who've never even read a book about what you're asking about...let alone actually doing it? There's so many ways to absorb content, even YouTube, Audible, Apple Podcasts, etc.

No, we're not gurus, so if we can start anyone can.

This is what we felt after we learned about creative financing!

It turns out that we don't have to depend only on banks for financing real estate investments!

The more we learn, the more we earn, and obstacles are overturned. [Sorry, I had to try the bars there]
