Yay for New Construction!! 🩵🏠
Many of my buyers are choosing to pursue new construction for their homes because of the many benefits that come with it over purchasing resale homes—including extended warranties on all of the appliances and mechanicals, opportunities to make design selections, and the freshness of new carpet that’s never had pets and smoke!
In the Raleigh/Durham Triangle, we are lucky to see that many builders have moved towards building both townhouses and single-family homes at more modest price points than they were building years ago (before the pandemic) when the median sales price of new construction homes was over 700 K.
It is still super important to have your own buyer’s agent when you are purchasing new construction! While there are some very wonderful, helpful, on-site agents, a buyer must remember that the onsite agent works for the strategic benefit of the seller, and is not representing the interest of the buyers. Contact your real estate agent BEFORE you enter a new construction site and I promise it will go a lot smoother!
