Moving from Texas and starting fresh is a big step, and I know this journey came with its share of ups and downs. That’s why I’m especially grateful we were able to get across the finish line together.

My hope is that this home becomes a place where new roots are planted, lasting memories are made, and many milestones are celebrated.

If you’re buying in North Carolina, you NEED to understand this:

Earnest money and due diligence are not the same—and confusing them can cost you real money.

Earnest money:
• Held in escrow
• Typically refundable during the due diligence period (if terminated properly)
• At risk once due diligence ends

Due diligence fee:
• Paid directly to the seller
• NON-refundable
• Buys you time to inspect, negotiate, and decide

Here’s where buyers get burned…

Back out after due diligence? You can lose BOTH.
Back out during due diligence? That due diligence fee is still gone.

This is why strategy matters before you even submit an offer.

Here’s the simple breakdown:

FHA loans offer:

– Lower down payment (as low as 3.5%)

But there’s a tradeoff.
