We can't believe we didn't share this closing until now!
Carrie doesn't go to Smithfield for just anyone.... This client and her extended family are special, and she has helped them with many moves.
Smithfield was calling her for work. We initially were under contract with a new construction home with a completion time that would have allowed her to sell her Wake Forest townhome. In a normal market, that is. Anyone in real estate can tell you resale townhouse inventory right now is really high if there are any new construction townhome options anywhere in the vicinity.
While we sat on the market, we would occasionally go look at some of the homes in the historic downtown area of Smithfield. We contemplated all the quirks and unique additions of historic homes. We saw this cutie and it had the updates but still had the old charm. We submitted an offer, but the seller wasn't willing to work with us on the terms. Once we were under contract and close to closing, we saw a house right around the corner from this one.....it was bigger, better priced, but this one still lingered. So, we swung from the fences and decided to see if the seller was now willing to work with us....and they were!
Everything went relatively according to plan and par for the course till the final walk-through.
The seller, who isn't local, finally got the shed emptied out and was going to have stuff hauled away but this can't sit like this on the curb at closing. The grass hadn't been mowed since we went under contract, and that needed to be done. And upon checking the repairs done, Carrie brought out her electric outlet tester and found several outlets that weren't working. Luckily, the listing agent took action and got everything all squared away before closing!
Congrats to Carrie and her buyers on snagging this cute 1940s Smithfield home, and now Whitney can call it home!
