Buyers! You'll want to avoid these 3 mistakes when starting your home search:

1. Looking at homes before getting pre approved or having proof of funds. Sellers often won’t look at an offer without a pre approval or some kind of proof of funds (PoF). I’d often recommend that before really looking at homes, try to get pre-approved or have your funds ready. That way when it comes time to put that deal together, as a buyer, you’re ready to move. If you’re going to be doing a mortgage, you’ll want to talk to a loan officer to see what you afford, and what price corresponds to the monthly payment you feel comfortable with.

2. Searching for homes at the top of their budget. Just because you have the ability to go that high doesn’t mean that you have to. Try to have some wiggle room. That way if a home does get multiple offers (which can still happen), you have some room to move.

3. Not hiring a good agent. This is probably as critical as knowing your budget. This is where an agent’s knowledge comes into play. You’ll want to have an agent who will represent your interests and knows the area you’re interested in well. As a buyer, your agent will get paid from the seller of the home you buy (the sellers agent offers some of their commission - usually half - to a buyers agent).
