It’s two days before your realtor is due to come list your property and you’re walking around the project. You’re expecting everything to be ready to go, but you start to realize that some grout is missing, some trim was never put in place, the inside of one closet was never painted, the brand new laminate floor is buckling, which is the same thing as waving goodbye to your hard earned profits!
My crew and contractors were trained to finish each job and leave it clean and ready for the next step. For example, if Jim is in charge of patching the walls in the living room, he is expected to leave it paint ready and clean. Jim may have sent me a picture of his finished work, hoping that I would pay him according to his pretty picture, but he learned quickly that I never pay for a job unless I inspect it in person. The painter was also expected to sign off on the drywall job, just to make sure that he could get to work immediately without having to do any sanding himself.
So what about that flooring that started lifting and waving? How do you make sure the guys installing the laminate are doing it right? Be there when they start. Ask them how much of a gap they are leaving between the wall and the product. Then ask them what the manufacturer’s recommendation is. THEN remind your installer that if they have not respected the manufacturer’s recommendation and that the floor buckles, they will be expected to take it all apart and start again. Installing laminate is the job for a seasoned crew member, so you know they will still be on the job a week later when the evidence of a shoddy installation job comes to light.
When you have your entire flip mapped out, day by day, with non negotiable schedules and deadlines, each and every step of the rehab is finished properly, with nothing left for the end except the obligatory construction cleaning. The It’s Ur Flip system sets up every portion of the flip, from day one to completion date. You set the prices for each job, you set the schedule for each job, and your crew and contractors sign up and commit to YOUR schedule. When you use our proven system, not only does everything become easy and organized, but your crew will be finishing ahead of schedule, and taking ownership of the entire project. When that happens you have a cohesive team, committed to your success instead of a bunch of contractors taking advantage of the fact that you need them. Your end result is clean, quality work, that puts your rehab ahead of your competitors’. And when your project is positioned properly, you can expect to get it under contract quickly.
