Purchased Plaza in 2019 we spent 1.6 million in Capex on a new monument sign, exterior paint,courtyard, pool enhancement as well as unit renovations. Roughly 40% of units were upgraded with technology smart packages. Rents were increased by 60%. Sold in 2022 47% IRR ๐Ÿš€

Bought in 2015, 200 total units and 5 million in capex. We replaced windows, sliders and siding while renovating 85% (168 Units) to date. Increased NOI 3x and returned 118% in capital via cash out refinance and still currently cash flows with no initial capital in the deal for current investors!
