Closed Sales: 412 (↓6.8%) – Fewer sales could signal caution for sellers, while buyers face less competition.

Active Inventory: 1,179 (↓0.2%) – Stable supply suggests a balanced market for both.

New Listings: 533 (↓13.1%) – Fewer listings could tighten options for buyers, giving sellers an edge if priced well.

Happy Monday everyone! Just wanted to share a recap for June.

The below data captures the Reno, Spanish Springs, Sun Valley, and Sparks area.

For Buyers:

The increase in median sales price suggests a continued seller's market trend, making homes less affordable. If I were buying in today's market, I would marry a good price and date the rate. I'd refinance when favorable.

The significant rise in available homes offers more options, giving buyers greater negotiating power compared to a tighter market. This could lead to more opportunities to find deals, especially if sellers are motivated to move properties.

The decrease in new listings could signal a slowdown in seller activity, which might stabilize competition but also limit fresh opportunities, pushing buyers to focus on existing inventory.

For Sellers:

The median sales price upward trend is favorable, allowing sellers to potentially command higher prices. However, they must price competitively to align with market expectations and attract serious buyers.

The rise in closed sales indicates strong demand, supporting sellers' ability to move properties quickly, especially if priced well and marketed effectively.

More homes on the market increases competition among sellers. To stand out, sellers may need to enhance property presentation, offer incentives, or price strategically to avoid prolonged listing periods.
