You see these beautiful people right here? They’re our neighbors and we’re super proud of them! I want you to meet Jesse and Heather Hogue of Bourne Rogue Farm & Events . Recently our community center hosted a Bluegrass & BBQ Festival where Jesse and Heather won first place for their pulled pork (um, because it’s super duper yummy!). Just a little background here…..when we moved out to the country the Hogues lived next door. They both worked full time jobs, had young kids and a couple horses. But what they also had was a dream. You see Jesse had been working at BBQ restaurants and competing with teams at BBQ competitions around the country. He’d been learning and perfecting his craft with the hopes of one day being his own boss. A couple years ago he quit his job and began working on his farm full time. He now raises his own pigs and chickens and is winning competitions on his own (with a big dose of help from his supportive wife of course!). Now they don’t have their own restaurant, yet, but they do a bang-up job of catering! If you want award winning BBQ at your next event, check them out, you won’t be disappointed! If you get invited to a party that they are catering, slap a big old check mark next to “yes” on the RSVP so you don’t miss out!

Hey, here are 3 quick tips on how NOT to price your home in this market:
1. Don’t be irrational or emotional. Know that a home is worth only what a buyer is willing to pay. This might sound like common sense, but many greedy homeowners out there think their home is worth more because of emotional or irrational reasoning. Example: "I did all of this landscaping myself and it took 10 years and lots of hard work to make my yard look like this. Therefore, my house is worth $____ more!"

2. Don’t list above the reasonable comps in your area to try to get more money for your home, just to “see what happens.” Buyer agents will check the comps in the area for their buyers. If they see your home is priced way higher, it will turn away showings. You want to price your home so buyers will show up to place an offer.

3. Don’t do the research yourself. Using an experienced agent is the best way to get an accurate price for your home. Scouring the internet for previously sold homes in your neighborhood could be difficult and inaccurate. A real estate agent can access correct stats about comps in any neighborhood to dial in on the most attractive, competitive, and accurate list price for a home!

Yesterday someone told me they weren’t buying a home because interest rates were too high. Last year someone said they weren’t buying a home because prices were too high.

Spoiler alert: Interest rates will continue to fluctuate and home prices may come down a bit, but mostly stabilize.

It’s basic supply & demand, it's not 2008.

And the reality is that while you’re waiting for one of those things to be “just right,” you’re only increasing your chance of missing out on the right house here in the Richmond area.

My best advice is to find the right house.

Buy the house you like in the neighborhood you want to live in. Find your dream home & refinance later. Or ask for seller concessions to buy down your rate. Or ask your lender about an adjustable rate mortgage.

Find your dream home and focus on how quickly you can create memories in it, not how quickly it can appreciate as an asset. Historically, over time it absolutely will.

But that’s not the point.
